These Terms apply to all visitors, leads, sellers, buyers, and any other party who interacts with Summit Property Solutions.

2. About Our Services

Summit Property Solutions is a real estate acquisitions company that purchases, assigns, and facilitates the sale of residential and commercial properties. Our services include making cash offers, structuring creative finance transactions, coordinating novation agreements, and connecting property owners with qualified buyers.

Nothing on our website or in our communications constitutes legal, financial, tax, or real estate brokerage advice. We recommend you consult qualified professionals before entering into any real estate transaction.

3. SMS Messaging — Consent & Opt-In

By providing your mobile phone number to Summit Property Solutions — whether through our website, a web form, a verbal agreement, or any other channel — you expressly consent to receive SMS text messages from us. These messages may include:

Outreach regarding your property or a potential real estate offer
Follow-up communications related to an inquiry you submitted
Transaction updates, appointment reminders, and closing coordination
General business communications related to your engagement with us

Your consent to receive SMS messages is not a condition of any purchase, sale, or service. You may engage with Summit Property Solutions and transact business without consenting to receive text messages.

Consent is obtained at the point of contact and is documented with a timestamp, source, and the specific opt-in language presented to you. We maintain these consent records in accordance with TCPA requirements and A2P 10DLC carrier guidelines.

4. SMS Messaging — Keywords & Opt-Out

You may manage your SMS preferences at any time using the following standard keywords. Reply to any message we send with one of the keywords below:

SMS keyword commands

STOP Unsubscribes you immediately from all SMS communications from Summit Property Solutions. You will receive one final confirmation message and no further texts will be sent to your number.

STOPALL Unsubscribes you from all message categories, including transactional updates. Treated identically to STOP.

HELP Returns a help message with contact information and opt-out instructions. Use this if you have questions about the messages you are receiving.

INFO Returns basic information about Summit Property Solutions and how to reach us by phone or email.

CANCEL Processed as an opt-out equivalent to STOP. Your number will be removed from all active messaging lists.

QUIT Processed as an opt-out equivalent to STOP.

Opt-out requests are honored immediately upon receipt. Once you opt out, we will not send further marketing or outreach messages to your number. You may opt back in at any time by texting START or YES to the same number, or by contacting us directly.

Carrier support: STOP, HELP, and other opt-out keywords are enforced at the carrier level under A2P 10DLC guidelines. Even if our system experiences a delay, your carrier will honor your opt-out request in accordance with federal regulations.

5. SMS Messaging — Message Frequency, Rates & Program Details

The following disclosures are required by the Telephone Consumer Protection Act (TCPA) and A2P 10DLC carrier standards:

Message frequency: Message frequency varies. You may receive between 1 and 10 messages per month depending on your level of engagement and the status of any active transaction.
Message & data rates: Standard message and data rates may apply. Rates are determined by your mobile carrier and your individual plan.
Supported carriers: Most major U.S. carriers are supported, including AT&T, T-Mobile, Verizon, and others. Carrier availability may vary.
Message types: Transactional and informational messages related to real estate services. We do not send promotional blasts unrelated to your inquiry or transaction.
Opt-out: Reply STOP at any time to unsubscribe. Reply HELP for assistance.

6. Prohibited Uses

You agree not to use our website or services to:

Provide false, misleading, or fraudulent information about yourself or a property
Interfere with or disrupt our systems, servers, or communications infrastructure
Attempt to gain unauthorized access to any portion of our systems or data
Engage in any conduct that violates applicable local, state, or federal law
Impersonate any person or entity or misrepresent your affiliation with any person or entity
Use automated tools to scrape, harvest, or extract data from our website without written permission

7. Intellectual Property

All content on our website — including text, logos, graphics, and design elements — is the property of Summit Property Solutions or its licensors and is protected by applicable copyright, trademark, and intellectual property laws. You may not reproduce, distribute, or create derivative works from any of our content without prior written consent.

8. Disclaimers

Our website and services are provided "as is" and "as available" without warranties of any kind, express or implied. We do not warrant that our website will be uninterrupted, error-free, or free of viruses or other harmful components. We make no representations regarding the accuracy or completeness of any information on our website.

Real estate transactions involve inherent risks. We do not guarantee any particular outcome, sale price, timeline, or result from engaging with our services.

9. Limitation of Liability

To the fullest extent permitted by applicable law, Summit Property Solutions and its officers, employees, agents, and affiliates shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or related to your use of our services, website, or communications — including SMS messages — even if we have been advised of the possibility of such damages.

Our total liability for any claim arising from your use of our services shall not exceed the greater of (a) $100 or (b) any amount you have paid to us in connection with the relevant transaction.

10. Indemnification

You agree to indemnify, defend, and hold harmless Summit Property Solutions and its affiliates, officers, agents, and employees from and against any claims, liabilities, damages, losses, and expenses — including reasonable attorneys' fees — arising out of or in any way connected with your access to or use of our services, your violation of these Terms, or your violation of any applicable law or third-party right.

11. Governing Law & Dispute Resolution

These Terms shall be governed by and construed in accordance with the laws of the State of Texas, without regard to its conflict of law provisions. Any dispute arising from these Terms or your use of our services shall be resolved exclusively in the state or federal courts located in Texas, and you consent to the personal jurisdiction of such courts.

For disputes related to SMS communications, the TCPA provides certain rights and remedies under federal law, which are not waived by this provision.

12. Changes to These Terms

We reserve the right to modify these Terms at any time. When we make material changes, we will update the "Last Updated" date at the top of this page. Your continued use of our services or communications after changes are posted constitutes your acceptance of the revised Terms. We encourage you to review these Terms periodically.

Changes to SMS program terms will be communicated via a message to active subscribers when required by carrier guidelines.
